  3. Inspection and approval

    We schedule the HQS inspection, prepare the landlord package, and handle agency follow-up.

  4. Lease signed, tenant moves in

    Signing, keys, and payment setup. Then we stay reachable for anything that comes up.

Frequently asked questions

Do you work with Section 8 and CityFHEPS?

Yes. We place tenants with NYCHA Section 8, HPD Section 8, CityFHEPS, FHEPS, and HASA vouchers, and we handle the program paperwork for landlords.

I'm a landlord. What does it cost me?

We quote our placement fee up front, before we list your unit. Under the FARE Act, when you hire us, you pay our fee, not the tenant. We put everything in writing before we start.

How long does it take to fill a unit?

Every unit is different. Voucher approvals add an inspection step, so timing depends on the agency and how quickly the unit passes. We prepare the unit paperwork in advance to keep things moving.

I have a voucher. Do I pay a broker fee?

When the landlord has hired us to fill the unit, no. Under NYC's FARE Act the landlord pays the fee. If you hire us to search on your behalf, we explain any fee clearly before we begin.

Which areas do you serve?

We are based in the Bronx and most of our work is there. We also work in Manhattan, Brooklyn, Queens, and Staten Island.

Do you also sell homes?
